Lamb Residential Subdivision


Draft Mitigated Negative Declaration No. 08-13 analyzes the potential environmental impacts associated with a proposal to subdivide the 11.65-acre former Lamb School site to accommodate 81 lots for new detached single-family homes. All existing school buildings and site improvements are proposed to be demolished with the project. The project is proposed as a Planned Unit Development (PUD) utilizing varying lot sizes at approximately 3,600 sq. ft. (45 feet wide by 80 feet deep). The project is adjacent to the City's 2.6-acre park site and proposes improvements including a practice field, tot lot, lighting, picnic area and parking. The project proposes to provide crosswalk access from the neighborhoods on the south side Yorktown Avenue to the 2.6-acre park that is adjacent to the project site and includes striping improvements on Yorktown for vehicle ingress/egress to the site. The project includes water quality and stormdrain improvements including construction of approximately 2,080 linear feet of storm drain.

The project requests a General Plan Amendment to change the existing General Plan designation of Public (Residential Low Density) (P(RL)) to Residential Low Density (RL-7). This project also proposes a Zoning Map Amendment to change the existing zoning of Public-Semipublic (PS) to Residential Low Density (RL). The project is located at 10251 Yorktown Avenue, 92646 (northside of Yorktown Avenue, east of Brookhurst Street).

The Draft Mitigated Negative Declaration (MND) will be available for public review and comment for twenty (20) days commencing Thursday, August 23, 2012 and ending Wednesday, September, 12, 2012 at 5:00 p.m. Any person wishing to comment on the Draft MND may do so in writing within 20 days by providing written comments to Andrew Gonzales, Associate Planner, City of Huntington Beach, Community Development Department, 2000 Main Street, Huntington Beach, CA 92648. A copy of the Draft MND is on file with the Planning & Building Department, City of Huntington Beach City Hall, 2000 Main Street, Huntington Beach, California. A copy of the Draft Mitigated Negative Declaration is also available for review at the Central Library, 7111 Talbert Avenue, Huntington Beach, California, the City Clerk's Office, and on the Community Development Department website.
