Location: Beach and Edinger Corridors
In 2010, the City Council adopted the Beach and Edinger Corridors Specific Plan (BECSP) in response to issues facing the corridors in an effort to enhance the overall economic performance of the BECSP area. Since the BECSP was adopted, a number of projects have been completed. Click below to view some of the transformations that have occured within the BECSP and Bella Terra specific plan areas.
Project completed: Effective April 16, 2010
Project Status: At the May 4, 2015, City Council meeting, the Council amended the Beach and Edinger Corridors Specific Plan via the following actions:
- Reduced the residential Maximum Amount of New Development (MAND) from 4,500 units to 2,100 units;
- Required a Conditional Use Permit (CUP) for all residential and mixed-use (residential/commercial) projects;
- Increased the minimum residential parking requirements with allowances for tandem parking and requirements for a parking management plan to be submitted;
- Increased front yard setbacks to 15-feet minimum for single story commercial building and 30-feet minimum for all other projects fronting public streets (allow CUP to deviate) and required 10-foot upper story setbacks above third story;
- Required all residential projects to have retail/commercial uses at all street level (allow CUP to deviate);
- Modified development standards for auto dealers;
- Allowed deviation to Edinger Avenue frontage road requirements for commercial projects adding up to 50 percent of existing square footage;
- Allowed assembly uses on the ground level in certain districts with CUP; and
- Restricted building heights to four-stories maximum.
