Project Summary
A request for a Conditional Use Permit and Tentative Parcel Map to allow for the following land use and development activity: (1) demolition of an existing car wash and development of a three-story, 12-unit hotel with a 1,800 sq. ft. commercial tenant space on the ground floor; and (2) consolidation of seven parcels into one parcel. The project is located in the non-certified Sunset Beach Specific Plan area and the demolition of an existing car wash, development of a hotel/commercial building with 12 compact parking spaces (minimum dimensions of 8 feet 6 inches by 15 feet 6 inches), and consolidation of seven parcels will require coastal development review by the California Coastal Commission.
The item was approved by the Zoning Administrator on March 7, 2018. On March 16, 2018, Planning Commission Vice Chair Pat Garcia appealed the Zoning Administrator’s approval of the project due to concerns pertaining to parking requirements and accessory use standards. The appealed project was presented to the Planning Commission during a public hearing on May 8, 2018. The Commission voted 6-0-1 (Commissioner Mandic was absent) to uphold the Zoning Administrator’s approval of the project.
